The Roof Management Program is a comprehensive preventative maintenance plan that adequately extends the service life of your existing roof systems.  It is an interactive program which allows you to determine the level of involvement from Paragon Roofing Technology, Inc.  We are available to run the whole program, including semi-annual inspections, repair design, contracting and inspection of the repairs, to verification of the completed repairs.


Following are the professional services to be rendered in connection with the Roof Management Program.  The program is designed to meet the criteria established by the building owner.

Paragon Roofing Technology, Inc. is available to provide the following specific services:

Implementation of the Roof Management Program:

Developing an effective preventive maintenance program for the roof component at each individual facility.  Development of the program will include:

  • Establishment of historical file and database of all roof related documentation for each facility.
  • Establishing a multi-year roof maintenance budget for each facility.
  • Conducting an initial in-depth roof maintenance investigation to access current status of all roof areas at all facilities.  Initial investigation will include detailed analysis of each roof component, identifying moisture damage, mechanical damage and wind damage and inspection of for potential failure of all roof component.
  • Prepare a roof plan of all roof areas at each facility with identification of all repair areas.
  • Provide a cost estimate for repairs to correct roof deficiencies.  Cost estimate shall be listed for each building.
  • Presentation of findings and conclusions, in written form and photo documentation, to the Building Owner.

Semi-Annual Roof Maintenance Inspections:  Conduct scheduled roof maintenance inspections of each roof area at each facility two times a year.  Semi-annual roof Inspections will include:

  • Conduct an inspection of roof membrane areas to determine the condition of the existing membrane.
  • Roof system field sampling to verify components and configuration of construction.  All samples will be analyzed in our laboratory for quantities of materials and quality of construction.
  • Conduct an inspection of all perimeter, interior and roof top equipment flashings.
  • Mark all defects on roof area.
  • Develop repair procedures and materials required to properly complete the repairs and extend the service life of the roof system.
  • Provide a roof drawing showing deficient areas in relation to individual roof areas and general overview of roof areas.
  • Provide a cost estimate for repairs to correct roof deficiencies.  Cost estimate shall be listed for each building.
  • Presentation of findings and conclusions, in written form and photo documentation, to the Building Owner.

 

Conduct prioritizing, scheduling and monitoring of preventative maintenance repair work.

 

Annual Roof Maintenance Repairs:

  • Paragon Roofing Technology, Inc. will establish an annual maintenance repair program to be initiated after all year one repairs are completed.

  • Properly trained and experienced union roof technicians will complete all roof repairs.

  • All roof repairs will be completed in accordance with proper roofing procedures and the roof manufacturers requirements.

  • Paragon Roofing Technology, Inc. will manage all roof repair activities.

Conduct an inspection of all completed repair work to verify that repairs are in accordance with our recommendations and proper roofing procedures.

 

 

Monitor all changes and modifications to roof systems, (i.e. installation or removal of roof-top equipment), to assure proper roofing procedures are completed without voiding or nullifying any existing roof manufacturers warranties.

 

 

Ensure continuity of preventive roof maintenance work at all roof areas of all facilities.

 

Emergency Leak Repairs:

  • Paragon Roofing Technology, Inc. will provide all Facility Property Managers involved with this program with a 24-hour emergency phone line to report leaks and the need for emergency repairs.
  • A roof technician will respond immediately to conduct a repair of the leak and/or emergency situation.  In critical areas, response will be within four hours.  In other areas, response will be within 24 hours.
  • In the event that a temporary repair is completed to eliminate moisture intrusion into the building, (such as; conditions where the roof is too wet to complete a proper repair), the technician will conduct proper repairs at a later date when conditions warrant it.
  • A Final Inspection will be conducted to verify the proper completion of the repairs.  Facility personnel will be interviewed to assure that the problems have been corrected.

Through the Paragon Roofing Technology, Inc. Roof Management Program, Paragon manages the entire maintenance process from investigation through repair.  The program is established as a single source program.
